These real estate pros perform a visual inspection of your property, value its upgrades and renovations, and compare it to the most recent sales in the area. Even real estate agents use software, but they don't rely on those programs alone like Zillow relies on the artificial intelligence used to assemble its Zestimates. In reality, according to Zillow themselves, their Zestimate is only accurate within 20% of the final sales price 83.1% of the time!
Keep in mind that Zillow’s estimates are not always accurate, so it’s important to do your own research before making any decisions. Ownerly also offers a wide range of other services, including small loans provision, home improvement advice, and more. He has completed dozens of CMA reports for prospective home sellers and knows first-hand how inaccurate home value estimators like Zillow can be. Steve Nicastro is a real estate agent, investor, and personal finance writer based in South Carolina. We also ran multiple test properties through its estimator and found the home values less accurate than Zillow’s.
Can I remove my Zestimate or Redfin estimate?
Unlike Redfin, Zillow doesn't actually employ its own agents — it makes money by charging realtors to advertise on its website. If you click "Contact Agent" on a Zillow listing, the company will send your information to an agent who pays Zillow to connect them with customers. Don't sell your house without getting a local agent's expert opinion first.
That's a better deal than you'll likely find with an agent you meet through Zillow or Trulia. It's owned by Zillow, so both websites display the same listings and property information. Redfin's Estimate has a reputation of being one of the most accurate in the online market. It uses information from MLS databases to get as close to the real value of the property as possible. Unlike Redfin, Zillow allows For Sale By Owner, or FSBO, listings, which gives sellers a chance to save on agent fees.
How Zillow’s home value estimator compares
A real estate agent evaluates your home, values its upgrades and renovations, and compares it to the most recent sales in the area. Zillow is an online real estate marketplace, but it works slightly differently from Redfin. Zillow allows FSBO listings—sellers can directly upload their properties onto the online marketplace to save on agent fees. This draws in the incredible traffic to the site–36 million unique visits per month in the U.S., as of October 2021. Some may argue that these sites compete directly with traditional real estate agents, but the opposite may be true. Property agents can use these platforms to generate new real estate leads and grow their businesses exponentially.
If you're looking for a real estate agent, Redfin is probably a better choice than Zillow since it provides built-in discounts for most customers — albeit with a few potential tradeoffs. Selling or buying a home is one of life's biggest financial decisions, and relying on a faulty estimate could be an expensive mistake. We recommend working with an experienced realtor who knows the ins and outs of your local market and can help you negotiate the best deal possible. Unfortunately, Redfin does have one major drawback vs Zillow and Trulia — at least for some users.
Zillow vs. Redfin: What Makes Them So Different
Trulia is a subsidiary of Zillow, and both sites appear to use the same algorithm for estimations. This process involves proving that you are the property owner, so you must provide your contact information Redfin. However, if there’s a big gap between your Zestimate and Redfin Estimate, it may mean that one company has inaccurate information about your home.
By working with an iBuyer, you don’t have to deal with showings, inspection periods, or buyer financing. You can get cash for your home and close on a date of your choosing. This is because Ownerly’s estimates are based on a detailed analysis of each house and take into account a wide range of factors.
Why did my Zestimate or Redfin Estimate drop?
That means you may see “featured listings” first, by brokers or agents who these sites ave relationships with, before you see the homes in their natural order. As previously mentioned, local agents and broker have direct access to the MLS. Most of the time a local agent or broker has a website, they get an IDX data feed directly from the MLS.
But its error rates are much higher in states with fewer available Zestimates. It’s one the most accurate home value estimators on the market, with a median error rate of 6.9% for off-market properties. Brokers pay Redfin a buyer and seller referrals fee when using the Redfin Partner Agent program. This referral fee, which is 30% of the gross commission, is paid at the close of the deal. This works well for agents who may not pay upfront fees for their leads.
Unlike Zillow, though, you won't find many "for sale by owner" listings because Redfin does not allow sellers to post listings themselves. Zillow home values are slightly more accurate than Redfin for off-market properties and active listings. Its Zestimates have a median error rate of 6.90% for off-market homes and 1.90% for active listings. Its estimates have a median error rate of 7.67% for off-market properties and 2.61% for active real estate listings. So your Redfin Estimate is likely tens of thousands of dollars off the mark. Real Estate Brokers havebeen complainingabout this for years – but those complaints are drowned out by the massive marketing budget of the Zillow Group.
That means every broker must set up a feed to Zillow, which generally doesn’t happen. Many home sellers rely on the information provided by Zillow to price their home as well as get some insight on the level of competition that they will be up against. Its not uncommon for a home seller to throw a Zestimate up to a potential listing agent when discussing the true value of their home. When you're buying a home, Zillow has the most listings, while Trulia offers tools that make it easier to compare neighborhoods when buying long distance. Zillow doesn't screen its partner agents for quality, so you may not get matched with a top performer. Zillow could send you a veteran realtor who's sold dozens of homes in your neighborhood… or you might get a brand-new agent who's never even closed a deal.
